Investing in a Podgorica apartment: rental yields and costs

17 October 2026 6 min Updated 17 October 2026

How do you calculate the rental yield of a Podgorica apartment?

Gross rental yield is annual rent divided by the purchase price, multiplied by 100. Net yield compares rent actually collected after operating costs with your total acquisition cost. Before buying, verify title, condition, local obligations and comparable rents. Yield is not guaranteed: vacancy, repairs and financing change the result.

A good-looking listing is not automatically a good investment. Compare apartments using verified inputs rather than a promised percentage return, and separate the property’s operating result from your financing costs.

Gross yield and net return are different

Gross yield ignores vacancy and every operating expense. For a net calculation, include applicable taxes, insurance, building charges, management and a repair reserve. Your investment base includes the purchase, applicable transaction costs, notary fees and initial furnishing. Model interest and loan repayments separately to see cash flow after financing.

Who would actually rent this apartment?

Choose a target tenant before buying: a single occupant, couple and family need different layouts. Compare lift access, parking, heating and travel to everyday destinations. City Kvart, Master Kvart and Stari Aerodrom are not interchangeable choices; compare specific buildings and streets, not just a district name.

Advertised rents are not proof of achieved rents. Seek comparable size, condition and furnishings, and distinguish long-term leases from short-stay accommodation. Before projecting short-stay income, check the separate registration and local obligations that may apply.

Check title and condition before paying a deposit

Check a current cadastral extract, the owner, encumbrances and building records with a notary or lawyer. A seller’s statement does not replace documentation. Inspect wiring, plumbing, damp, windows and common areas; ask about outstanding charges and planned building works.

Taxes and prices need the right source

Annual property tax, acquisition-related tax and rental-income tax are separate obligations. Local government introduces the annual property tax through its local regulation within the law. Obtain an individual calculation from a tax adviser before offering; this guide does not assign a universal rate because transaction type and buyer circumstances matter.

MONSTAT’s new-dwelling prices cover a defined set of new-home sales, not the entire resale market or rents. An average price per square metre does not establish an apartment’s yield. Use the verified purchase price and comparable rents for your decision.

Stress-test the downside, not just the best case

Build a base case and a downside case with lower rent, a longer vacancy and a larger repair. Check whether you can meet obligations while the apartment earns nothing. Resale can also take time; do not treat an immediate exit as guaranteed.

For a shortlist, request documentation and costs for each apartment separately. Trust can arrange viewings and help gather information; a lawyer, bank and tax adviser verify matters within their expertise.

Bottom line: key takeaways

  • Gross yield excludes costs and vacancy.
  • Net yield needs total acquisition cost and rent actually collected.
  • Comparable rents must match condition, location and furnishings.
  • Title checks should precede a deposit.
  • A vacancy and repair reserve is part of the investment.
