There is no single best area — it depends on what you want. City Kvart and Master Kvart lead on new-build quality and rental demand, Preko Morače and Centar on prestige and walkability, Stari Aerodrom and Zabjelo on space per euro for families, and Tološi on houses and plots with gardens. Tell us your budget and daily routine and we will shortlist two or three quarters rather than nine.

Older stock in Zabjelo, Momišići and parts of Stari Aerodrom generally offers the lowest price per square metre while staying within a short drive of the centre. The trade-off is building age: lifts, insulation, facades and common areas vary a lot, and renovation cost can close the gap with newer quarters quickly. We price the renovation honestly before you buy.

Most foreign buyers gravitate to City Kvart, Master Kvart and Preko Morače, because the buildings are newer, the documentation on new-build stock is clean and straightforward, and re-letting or reselling is easier. Buyers who want a house with a garden most often end up in Tološi or on the city's quieter northern and western edges.

City Kvart and Master Kvart consistently see the fastest lettings, driven by professionals, corporate tenants and students who want a newer, furnished apartment with parking. Centar performs well for smaller units. Yield is not just about the quarter, though — floor, parking, furnishing and the state of the building decide how quickly a unit re-lets.

Podgorica is compact: almost every quarter is within a fifteen to twenty minute drive of every other outside peak times, and the inner districts are genuinely walkable to the centre. Podgorica Airport is about fifteen minutes from most addresses. That means the choice of quarter is about character, building quality and price rather than commuting time.
